Dormer, hip-to-gable and rooflight conversions. The head height and the stair position decide whether a loft works at all, and both get checked before anything is priced.
Supplied and fitted, or fitted to units you have bought. Services moved properly, worktops templated rather than guessed, and the appliances in before the worktop goes on.
Full refits including the first fix nobody sees. Tanked where it needs tanking, falls formed correctly, and the extraction actually sized for the room.
Whole houses taken back and put together again — rewire, replumb, plaster, joinery, decoration. One programme and one point of contact rather than five trades to chase.

Questions
Often not. A great many rear extensions and loft conversions go through under permitted development, which is a certificate rather than an application and is considerably quicker. Whether yours does depends on depth, height, the roof form and whether the house has already been extended. We check it at the consultation, because the answer changes the programme by months.
If work affects a shared wall or you excavate near a neighbour's foundation, they have a statutory right to notice — usually two months for a party structure notice. It is a process rather than a negotiation, and neighbours cannot stop the work, but ignoring it can stop it. Serving notice early is the single easiest way to avoid losing time later.
A kitchen is two to four weeks on site, a loft conversion eight to twelve, a single-storey extension twelve to eighteen. Add the design and consent stage before any of it. The programme you get with the quote gives dates by stage, and you are told when something moves rather than finding out.
Against completed stages, not in advance. A deposit covers materials ordered up front, then each subsequent payment falls due when a defined stage is finished and you have seen it. That way the money paid and the work built stay in step.
We do. Extensions and loft conversions need building regulations approval separately from planning, covering structure, insulation, fire escape and stairs. We arrange the inspections and hand you the completion certificate at handover — you will need it when you come to sell.
