Most building work goes wrong before it starts.

It goes wrong in a vague quote, an unpriced assumption, and a programme nobody wrote down. By the time the scaffold is up, the argument is already built into the job.

We work the other way round. The survey is thorough, the specification is written, and the price is fixed and itemised trade by trade — so when we start, the only question left is the finish you want.

Extensions

Rear, side-return and wrap-around

The single biggest change most London houses can make. We handle it end to end: party-wall notices, building control, structural steels, glazing, and the decoration that makes the new space read as part of the old house rather than bolted onto it.

Loft conversions

Dormer, hip-to-gable and mansard

A bedroom and bathroom without moving house. We work out early whether the head height and staircase will actually give you a legal room, and tell you if they will not — before you have paid for drawings.

Whole-house strip-out and rebuild

Taking a house back to brick and putting it back better. Rewiring, replumbing, new plaster, new joinery, restored cornice and floors — sequenced so trades are not undoing each other's work.

The two rooms where the finish is judged closest. We will supply the units and stone, or install what you have specified with your own suppliers and designer — either way the substrate, the falls and the waterproofing are ours.

Steels, openings and matched brickwork

Knocking through, opening up a rear elevation, or repairing what has moved. Brickwork matched for colour, bond and mortar so a new opening does not announce itself from the garden.

How we work

Four stages, and you always know which one you are in.

    Consultation

    Free · about two hours

    We come and look properly — at the house, the drains, the roof line, and what the neighbours are attached to. You get an honest view of what is feasible, what it is likely to cost, and what we would not do in your position.

  2. 02

    Design & quote

    Typically 2–3 weeks

    Drawings and a written specification, then a fixed price itemised trade by trade — groundworks, structure, first fix, plaster, joinery, decoration — so you can see exactly what you are buying and where the money is going.

  3. 03

    Build

    To the agreed programme

    One site manager who is your single point of contact, a written programme with dates you can hold us to, and a weekly report with photographs. Variations are priced and signed off before they are built, never after.

  4. 04

    Handover

    Guarantee in writing

    We walk the job with you, agree the snagging list and close it out. Electrical and gas certificates, building-control completion, appliance manuals and the guarantee, all handed over as one file.

Where you stand

The parts nobody likes discussing, in writing.

Written workmanship guarantee

Our own work is guaranteed for a stated period from handover, in writing, with a named person to call. Manufacturers' warranties on materials and appliances sit on top of it.

Insurance-backed and certificated

Public liability and contract works cover for the duration, with electrical, gas and building-control certificates issued as part of handover rather than chased afterwards.

Retention until snagging is closed

The final payment is held until the snagging list is agreed and completed. Nobody has to trust anybody — it is in the contract.

Before you ask

The questions worth asking any builder.

Do you work to a fixed price or a day rate?

Fixed price, itemised trade by trade, based on a written specification. Day rates only apply to small repair work where the scope genuinely cannot be defined in advance — and we will say so up front rather than discover it later.

What happens when something unexpected comes out of the ground?

It is priced as a variation and signed off by you before it is built, never billed afterwards. On older London houses we allow a contingency in the quote and tell you what it is for, so a surprise does not become an argument.

Do you handle planning and building control?

Yes. We submit building-control applications, arrange inspections, and serve party-wall notices. For planning we work with architects and planning consultants and manage the process on your behalf.

Can we live in the house during the work?

For a loft or a single extension, usually yes, and we will set up dust protection and a working sequence around that. For a full refurbishment it is rarely sensible — we will tell you honestly at the survey rather than halfway through.

Who is on site day to day?

A site manager who is your single point of contact, with our own trades for the structural work and long-standing subcontractors for specialist trades. You will not be passed between numbers.

How do payments work?

Staged payments against completed work, set out in the contract before we start. We do not ask for large sums up front, and the final payment is not due until the snagging list is closed.

Are you insured, and can we see it?

Yes — public liability and contract works cover, and we send the certificates with the quote as a matter of course rather than on request.

How far ahead are you booking?

It varies with the size of the job. If you have a date you are working towards — a birth, a move, a school term — tell us at the consultation and we will say honestly whether we can hit it.

Rather just talk it through?

Call either number and you will get one of us, not an office. If we are on site we will call you back the same day.
